1. Access Opening (M1305.1.2)

  • Size: Minimum 22" x 30" rough opening.
  • Location: Must open directly into the attic space containing the appliance. Cannot open into a closet or finished room.
  • Clearance: If the opening is in a ceiling, provide 30" headroom above the opening or a permanent ladder/stairs.

2. Walkway / Passageway (M1305.1.3)

  • Required if: Appliance is > 20 ft from the access opening or > 6 ft from the opening if the attic height is < 6 ft (measured at the appliance).
  • Dimensions: 24" wide minimum solid flooring (catwalk).
  • Height: 30" high minimum clear headroom along the entire walkway length.
  • Surface: Must support the appliance weight + 200 lbs live load. Use 3/4" plywood or rated decking on joists.

3. Working Space / Platform (M1305.1.3)

  • Location: Level platform on the control side of the appliance.
  • Size: 30" deep x 30" wide minimum.
  • Height: 30" headroom minimum above the platform.
  • Connection: Platform must connect directly to the walkway (or access opening if no walkway required).

4. Critical "Gotchas"

  • Lighting & Receptacle (M1305.1.3.1): Permanent light fixture at the appliance + GFCI receptacle within 25 ft. Switch at the access opening.
  • Combustion Air: If gas-fired, attic must communicate with outdoors per M1701.1 / IFGC 304 (ventilation openings). Sealed attics require direct-vent/sealed-combustion units.
  • Condensate: Auxiliary drain pan with separate drain line (or water-level sensor) required M1411.3.1 since attic is "where damage may occur."
  • Electrical Disconnect: Within sight of appliance (NEC 422.31).

Pro Tip: If attic access is via a pull-down stair, the "opening" is the stair frame rough opening. The walkway must start at the top of the stairs.
