Minimum Net Free Vent Area (NFVA): 10 ft² (1,440 in²)
Code Basis (IRC R806.1 / IBC 1202.2):
- Standard Rule (1/150): 2,400 ft² ÷ 150 = 16 ft² (2,304 in²) NFVA.
- Reduced Rule (1/300): Permitted only if both conditions are met: 1. Climate Zones 6, 7, 8: Class I or II vapor retarder on the warm-in-winter side of ceiling insulation. 2. Balanced Ventilation: 40%–50% of vent area at upper portion (ridge/upper gable), balance at eave/soffit.
- Calculation (1/300): 2,400 ft² ÷ 300 = 8 ft² (1,152 in²) NFVA.
Recommendation: Design for 10 ft² (1,440 in²) NFVA (approx. 1/240 ratio). This exceeds the 1/300 minimum, provides a safety margin for partial blockage, and works in all climate zones without relying on a perfect vapor retarder.
Split (Critical for Performance):
- Intake (Soffit/Eave): 60% = 6.0 ft² (864 in²) NFVA.
- Exhaust (Ridge/Upper Gable): 40% = 4.0 ft² (576 in²) NFVA.
Why 60/40? Positive pressurization of the attic prevents pulling conditioned air from the living space through ceiling leaks (can lights, top plates). Code minimum is 50/50; 60/40 intake-heavy is best practice.
Product Selection (Check Manufacturer's NFVA Rating):
- Continuous Ridge Vent: ~18 in² NFVA per linear foot. Need 32 LF (576 ÷ 18).
- Continuous Soffit Vent: ~9–12 in² NFVA per linear foot. Need 72–96 LF (864 ÷ 12 to 864 ÷ 9).
- Individual Soffit Vents (16"x8"): ~50–60 in² NFVA each. Need 15–17 vents.
Hard Requirements:
- Baffles/Rafter Vents: Install at every rafter bay to prevent insulation from blocking soffit intake.
- Air Seal First: Seal all attic floor penetrations (top plates, chases, recessed lights) before insulating/venting. Ventilation cannot fix air leakage.
- No Mixing: Do not combine ridge vents with gable vents or power fans; they short-circuit airflow.
